What is a general contractor?

A general contractor hires and organizes all the different teams required to complete your project. Locorum Inc. has both an in-house team and a number of specialist subcontractors, all of whom have proven themselves to stand by our values of honest hard work and integrity.

What does a general contractor do?

As your general contractor, we will perform a range of tasks. During the initial consultation and planning phase, we will work with architects and blueprints to help you settle on the design and materials you want.  During the building phase, we play both the role of highly skilled craftspeople and the role of managing subcontractors.

How does a general contractor prepare an estimate?

Our estimates are calculated based on:

  • Type, quality, and quantity of materials required
  • Labor required to complete the project
  • Specialist subcontractors
  • Overall size and scope of the project
  • Duration of the project

Does my construction job need a permit?

It depends on the size and type of job. The best thing to do is to call us and speak to one of our experts. In almost every case, we will apply for the proper building permits for you. This is one of the main benefits of hiring a general contractor.

As a side note, we take great care to stay updated on all recent changes to local building code regulations. It is important to us—for our reputation, licensing, and our client’s safety—that everything we do is compliant with local guidelines.

At what point in the planning should I hire a general contractor?

It really depends on the type of project you’re pursuing. If you’re working on a home addition or new construction (residential or commercial) that requires an architectural blueprint, it’s best to get that organized first. We have lots of experience working with drafters and architects directly, as well as with their technical plans.

If your project doesn’t require architectural plans, then it’s best to get us on the job right away. It’s much easier and more efficient to see a project through from beginning to end than to start somewhere in the middle of someone else’s work.
